What We Do

As a land acquisition and investment company, our primary focus is buying and improving vacant Michigan residential, recreational and agricultural properties.

We also consult and partner on land improvement projects, which can mean anything from helping a property owner cure a title or environmental issue to a more complex value-add, division, or horizontal development partnership.

OUR ACQUISITION CRITERIA


We buy residential, agricultural and recreational land parcels of all sizes. While we are experts at finding solutions for a wide range of properties and scenarios, we generally look to acquire properties with:

  • Road access
  • No (or limited) wetlands or floodplain coverage
  • Buildable topography
  • No transmission lines

DISPOSITION PATHWAYS

We’re constantly finding new creative ways to best utilize our acquisitions but the three primary pathways are:

  • Improve to add value and sell
  • Minor subdivides
  • Long-term hold

Local

Based in Northern Michigan, we review properties in-person and have deep knowledge on local markets and land values. Our network of local title companies, surveyors, and land workers help us fix any issues and close quickly.

Self-Funded

We buy with our own money and have never accepted any corporate or foreign funding. This allows us to follow through on our offers and avoid any sort of financing or wholesaling contingencies.

Good Harbor Land Group is a privately-owned family company that combines over 20 years of project management and real estate investment expertise.

We’re from Michigan and only work in our home state. To date, we have completed land investment and improvement projects in 19 Michigan counties, mostly in the Northwest quadrant of the Lower Peninsula and the central Upper Peninsula. This regional focus yields important advantages, including a deep understanding of market values and conditions as well as close relationships with local governments, surveyors, earth workers, title companies and realtors.
